Extra Care Retirement Village

This scheme was won in an architectural design competition issued by The ExtraCare Charitable Trust towards the end of 2008/early 2009.The brief was to provide a 240 apartment development comprising 94no.1 bedroom and146no 2 bedroom apartments with associated communal facilities.

The site is located within the Barnsley Road conservation area approximately 2 miles south west of Birmingham City centre on the Hagley Road. It is complex with 9m falls in places, a high number of trees, vehicular access from one boundary only, and contained existing buildings which were demolished.

Architecturally the scheme takes full advantage of the wooded landscape creating varied green courtyards and quiet external spaces overlooked by bridged links and the curves of the buildings communal hub.

Entering off the busy Hagley Road frontage the communal hub offers views through to the open landscape beyond. It is a warm and welcoming setting; safe, secure and none-institutional. Defined as ‘Housing for Older People’ (HCA Regulatory Circular Document) and part funded through HCA Public Grant Aid the building takes on board HCA De­sign and Quality Standards and HAPPi Report aspirations. Apartment layouts are flexible; 2 bed units especially with the 2nd bedroom offering a 3rd habitable room as dining or study. All apartments are care ready utilising large windows to flood habitable rooms with daylight with private external patios or usable balconies overlooking varied green spaces. All frontages are active helping to achieve Secured By Design.

Extensive communal facilities located in the Village Centre lead to courtyards, covered winter gardens and open gallerias. The Village Centre is the public face of the development and includes : Village Hall (dancing, fitness classes, bingo), shop, hairdresser, launderette (to encourage independence), bar and restaurant (social interaction) and IT, craft facilities and woodwork room (for development of new skills).
